The roof is an important part of the home and must always be maintained in order to keep it in good condition. It is the homeowner’s responsibility to ensure that the roof has no leaks and is in tip top shape. He must be aware of the telltale signs that show when the roof already needs to be repaired or replaced.
A skilled or professional roofer can check and assess if a roof replacement or repair is needed. Things like deteriorating shingles and similar damages must be repaired or replaced immediately. It you notice that your roof is uneven or sagging, or if there are torn or missing shingles that may put the wooden framework at risk to water are considered as signs of roof damage. Other things that could cause roof leakage are rusting or missing skylights, chimneys, and the valleys between the flashing or roof sections.
There are two kinds of roof – the pitched roof and the flat roof. The most prominent problem of having a pitched roof is that it accumulates water from the rain or snow, while in a flat roof, it is more difficult to find leaks because it is made to be water tight during construction.
In situations when there is a roof leakage, or even as early as the onset of the damage such as rotting wood, black stains, and water damage, call a professional roof inspector to help you. If there are watermarks, peeling wallpaper, and paint cracks on the plasterboard and ceiling, then call a roofer immediately because these are also signs of leakage.
A professional roofer will assess if a roof replacement or repair is needed. If only a part of your roof is damaged or has deteriorated, replacing the shingles or adding a new coat on a flat roof can be done. However, if the damage is extensive, then the old roof must be removed and a new, durable, and long lasting roof should be installed.
