The roof’s importance must not be taken for granted and should always be maintained in good condition. The roof is the structure that protects us from rain, snow, and the heat of the sun and it is the homeowner’s responsibility to make sure that the roof is free from leaks and is in good shape. There are signs of wear and tear that show when the roof needs to be replaced or repaired.
Roof replacement or repair should only be done by a professional roofer. Damaged shingles or other material should be repaired or replaced immediately. If the roof is becoming uneven or sagging, and if there are torn or missing shingles that exposes the wood framework to water, these must be addressed quickly because the damage may be worse if left unrepaired. If the metal that is found in the chimneys, skylights, and flashing is already rusting, this can lead to roof leakage.
There are two kinds of roof – the flat roof and the pitched roof. Compared to a pitched roof, finding a leak in a flat roof is harder because it is made to be water tight during the construction. In a pitched roof, it is easier to spot leaks because of its structure.
A skilled or professional roof inspector should be the one to check if your roof has signs of damage and leaks such as rotting wood, black stains, and water damage. Paint cracks, peeling wall paper, and ceiling watermarks are signs that your roof is indeed leaking.
The cost of roof replacement or repair will depend on the assessment of the roofer. If only a part or a small area of your roof is damaged, the repairs could either be putting a new coat on your flat roof or replacing the shingles. If the damage is large and reached the point wherein your roof needs to be replaced, then the damaged roof must be removed and a new roof that is durable and resistant to weather elements must be installed immediately.
